When do we need professional energy advice?
At the start of sustainability measures or prior to major maintenance. The advice provides insight into sequencing and a financial analysis of investments and returns.

 

When should we arrange a building-technical inspection?
When preparing or updating the Multi-Year Maintenance Plan (MYMP). This is a legal requirement under Article 5:126 paragraph 1 of the Dutch Civil Code: every HOA must have a maintenance reserve fund based on a MYMP.
That MYMP must be based on a building-technical inspection of the property.
Re-inspection is recommended every 3 to 5 years, depending on the age, condition and size of the building. In the case of major renovations or damage, an immediate re-inspection should be carried out and the MYMP updated accordingly. We can refer you to reliable specialists.

 

What should we consider regarding fire safety, particularly in common areas?
It is essential that people can leave the building quickly and safely in the event of a fire.

In common areas (such as corridors, stairwells and entrances), this is especially important due to shared use. Ensure that escape routes are always clear and unobstructed. Emergency lighting and exit signage must be clearly visible and operational.

Plan periodic checks:

What should we consider regarding Legionella prevention (collective water systems)?
Periodically check hot water temperatures, implement flushing programmes and remove dead-end pipework. Record agreements and procedures clearly.

 

How do we achieve a transparent cost estimate in the (S)MYMP?

Incorporate additional sustainability and energy-saving measures at logical maintenance moments. This is the most cost-effective approach (for example: energy savings through additional insulation of roofs, façades and floors, or combining painting works with replacement of wooden window frames by low-maintenance materials).
