Charging points in the HOA garage: fire safety and charging policy?
Set rules for installation and use, check escape routes and ventilation, and formalise the charging policy (for example night-time charging). Also check with the local fire brigade for any additional regulations. We can share experiences with you.
Block heating: replace or make it more sustainable?
Compare options (such as high-efficiency boiler, hybrid or collective heat pump or connection to a heat network. Always start with a professional energy audit and multiple quotations. Ask us who can support you properly.
How do we allocate heating costs with block heating?
Individual measuring may help. Make sure you obtain proper advice. We can point you in the right direction.
Flue gas ducts: do they need to be inspected?
Yes, for safety reasons and due to the risk of carbon monoxide. Inspections must be carried out by a CO-Free certified installer (mandatory under the Gas Appliance Act since 2023). Plan periodic inspections and maintenance.
(Collective) heat pump: is this possible for our building?
That depends on insulation, ventilation and the heat distribution system. An energy audit will provide clarity.
Heat pump: noise and installation (neighbourly peace)?
Pay attention to vibrations, distance, night mode and sound insulation. Record agreements in the (Sustainable)Multi-Year Maintenance Plan and the Internal Regulations.
District heating: what is the current status?
The Collective Heat Act (Wcw) replaces the existing Heat Act in order to accelerate the development of heat networks and support the energy transition. The act gives municipalities more control over heat networks, requires at least 50% public ownership of heat companies and sets tariffs based on cost efficiency rather than gas prices. The act was adopted 9 December 2025 and is expected to come into force 1 January 2027.
Heat networks: what should be investigated before making a decision?
Availability, tariffs, contract duration, connection and internal installation costs, the impact on the Annual General Meeting vote and any required adaptations to installations.
Lift maintenance and replacement: what should you consider?
Prevent breakdowns through timely maintenance. Consider energy consumption and the availability of spare parts. Record decisions in the (Sustainable) Multi-Year Maintenance Plan.
